Key Notes
- XMAX has signed a five-year computing-services agreement through DSH HYPER for Korean infrastructure provided by kt cloud, targeting 512 NVIDIA B300 GPUs.
- Its SEC filing lists approximately $122.5 million in scheduled service charges, while the company forecasts more than $100 million in cumulative revenue from project-supported businesses.
- The long-term commitment depends on required security arrangements, and the planned inference platforms still need technical validation before commercialization.
XMAX has signed a five-year agreement for AI computing capacity in South Korea, aiming to build an inference-services business that it expects to generate more than $100 million in revenue over the period. The company, which also distributes contemporary furniture, plans to use the infrastructure for its NeoCloud and AI Token Factory platforms.
The November 2 announcement describes a target cluster of 512 NVIDIA Blackwell Ultra B300 GPUs. A separate SEC filing puts scheduled service charges at approximately $122.5 million over five years, subject to contractual adjustments. Those figures describe different sides of the plan: a revenue forecast and the cost of obtaining computing services.
Computing Capacity Through a Korean Cloud Provider
XMAX’s agreement is with Singapore-based DSH HYPER, which obtains the underlying capacity from kt cloud under a separate contract. XMAX AI, the company’s wholly owned subsidiary, is the designated operating end user. The structure gives XMAX access to dedicated computing services; it is not an announced purchase of the GPUs or ownership of kt cloud’s data-center infrastructure.
Service and billing began on October 29 with 60 B300 nodes, containing 480 GPUs, and 300 terabytes of storage, according to the filing. The final configuration would expand to 64 nodes, with eight GPUs each, and 560 terabytes of storage. Expansion components become billable after delivery and acceptance testing.
The intended workload is high-throughput inference: running AI models to answer requests and perform tasks. XMAX says it will first use the cluster to finish development and technical validation of its AI Token Factory, including infrastructure integration, inference optimization and model-serving performance tests. A platform launch remains part of the plan, rather than evidence that the full product portfolio is already commercially available.
What XMAX Plans to Sell
NeoCloud is the company’s proposed cloud service for enterprise AI workloads. AI Token Factory is its inference platform, designed to provide access to models through APIs and sell capacity according to jurisdiction and compliance requirements. Here, “token” refers to AI processing and usage, rather than a newly announced cryptocurrency.
The planned portfolio includes usage-billed inference, managed model endpoints and orchestration, and enterprise applications such as AI agents and retrieval-augmented generation. XMAX intends to provide access through APIs, a command-line interface and managed workspaces, with operations spanning the United States, Japan, Korea and Singapore. Commercialization depends on technical validation and applicable contractual and regulatory requirements.
The project adds another commercial initiative to Korea’s expanding AI infrastructure market. We recently reported on the country’s proposed AI and semiconductor spending and OpenAI’s chip-industry relationships. XMAX’s services agreement is a separate private arrangement; its announcement does not identify an allocation from that government budget.
The Financial Commitment Behind the Revenue Forecast
The SEC filing lists approximately 162.3 billion won in scheduled service charges, equivalent to about $122.5 million at the exchange rate it specifies, excluding taxes. The total can change with actual expansion delivery and acceptance, service-level credits and other contractual adjustments. Payments are split between an amount paid directly to kt cloud on DSH’s behalf and the remainder paid to DSH.
The long-term commitment is conditional on board approval of required security and delivery of the security package by November 17. That package includes a corporate guarantee and a standby letter of credit with an available amount of approximately $8.2 million. An initial payment of roughly $2.1 million is due November 6. If closing conditions fail, the initial arrangement ends and that non-refundable setup fee is XMAX’s sole liability for the failure; if the arrangement proceeds, the fee is credited against scheduled charges.
XMAX’s forecast of more than $100 million in cumulative revenue is based on deployment and anticipated commercialization. It is not the value of a disclosed customer order, nor a profit forecast. Because the revenue figure is an open-ended projection and the service charges have adjustment provisions, subtracting the two headline numbers would not establish a projected loss.
The practical test is whether XMAX can turn the available capacity into paying demand at sustainable margins. Our earlier analysis of neocloud financing examined the gap between infrastructure commitments and operating cash flow. For XMAX, completing the security arrangements, validating its platform and demonstrating customer usage will matter more than the target GPU count alone.
